Getting Started

To get the ball rolling, simply give us your details via the form on our website, or call us directly. Our specialists will explain our services, walk you through the process, and give you an estimate of how much your property can make through short-term letting. If needed, we can schedule a visit to your home too.

Your property needs the basic items a great home always has. We've summarised these below. If you don't have all of these, let us know and we can help.

  • Pillows, duvet, mattress protector (we provide all linen), curtains, lamps, clothes storage, hangers
  • Toaster, kettle, microwave, coffee machine, bin, basic cooking condiments, cutlery, plates, bowls, cups, glasses, pans, pots
  • Hair dryer, toilet brush, toothbrush holder, small bin
  • Vacuum cleaner and bags, cabinet space for towels and guests' toiletries
  • 4 sets of keys, Wi-Fi, air conditioning, and hot water

We also suggest that a TV is available at the property.

We don't require specific certificates, but we do expect your property to be fully compliant with all local health and safety regulations.

Provided we have photographs of your property and the terms and conditions signed by both parties, your listing can go live on Airbnb within 48 hours. If your photography is still scheduled, it can take up to 72 hours for our photographer to edit and finalise the pictures, after which the listing goes live within 48 hours.

For channels besides Airbnb, listings typically take 24 to 48 hours for approval from TripAdvisor and HomeAway, and another 2 to 4 weeks for Booking.com due to their independent approval process.

Listings & Channels

Yes, we do. We have a dedicated channel management system that keeps track of all property bookings using smart technology, so there are no crossovers between stays booked on different platforms.

We can list your property across more than 15 platforms so it's seen by the maximum number of guests possible, including Airbnb, HomeAway, TripAdvisor, Homelike, our own website, Flipkey, Booking.com, Zoopla, and Rightmove.

WealthyStays listings usually take around 5 guest bookings to ramp up. Due to the seasonal nature of the homestay market, this can vary depending on the time of year.

We use the following booking platforms for our listings:

  • Airbnb
  • Booking.com (and partner websites)
  • TripAdvisor
  • Expedia
  • Flipkey
  • HomeAway (and partner websites)
  • Many more

It also depends on your property's location, price, and unique features, meaning your property might not be listed on all of the above if they don't match the platform-specific requirements or aren't a good fit for its target audience. If you'd rather keep your property off a certain platform, just let us know.

Fees & Earnings

Our package starts at 25% + VAT, though this may change depending on your home's location, number of bedrooms, and availability. Management fees are agreed with each host individually, and this fee is charged on the nightly rate of each booking, net of any channel commissions.

In most cases, channel commission (for example, Airbnb's 3%) is passed to guests by applying a markup to the nightly rate, so it's covered by guests rather than the owner or agent. Different channels charge different commissions, so markups may vary.

Additional charges a host may be liable for include, but aren't limited to:

  1. Wi-Fi
  2. Pool maintenance (not the basic staff)
  3. Utility bills

No, we don't charge a set-up or onboarding fee. We work on a fully commission-based model, meaning you only pay when you earn. Note that if your house isn't fully equipped, you may need to cover the cost of the equipment mentioned above.

Your bookings, calendar, and revenue can all be found in your personal dashboard. It updates in real time and gives you a handy overview of your property and its yields, 24/7.

Payments are processed on the last working day of each calendar month, net of our fees. We can also pay bills such as Wi-Fi, water, and electricity on your behalf and deduct them from your monthly revenue, with every bill uploaded to your dashboard for full transparency. Note that some bills may still be on your personal mailing system, so it's worth checking this is sorted.

We've developed a comprehensive pricing strategy that reflects factors such as city-wide occupancy rates, travel trends, property location, and competitor pricing. Your property is also listed across multiple channels, so it's visible to more guests and gets a higher occupancy rate. Our team of hospitality strategists works to make sure your revenue is maximised.

The exact percentage depends on many factors, such as the property's characteristics, local rates, and time of year, but we expect you to make at least 130% of what you'd earn from long-term rental income, after our fees have been deducted.

Bookings & Guests

We'll happily manage any existing guest bookings and incoming guest communications, as long as we have full access to your property in the appropriate time frame. Once you sign up with us, all your existing and future bookings will be managed under our terms and conditions.

Of course. We always endeavour to accept bookings with as little notice as possible. Same-day bookings are characteristic of the short-let market, so we've built a lot of flexibility into our operations to meet as many of these requests as possible, while maintaining our high standards of guest experience.

The reimbursement granted to guests who cancel varies according to the cancellation policy of the platform they booked through. We adjust your rental rates according to season, occupancy rates, and local events, and do our best to offer you the cancellation policy that suits your needs.

Yes, and it's easy. You can book a stay at your own property through your personalised host dashboard. Once booked, your dashboard updates your listings across channels so those nights become unavailable for guest bookings. Cancelling existing reservations isn't allowed, since it affects your house reviews and ultimately your profitability.

Absolutely. Just let us know and we'll include them alongside our standard house rules. As a default, we don't allow guests to make excessive noise or smoke inside your property.

As a hospitality company, we do everything possible to make sure your guests have a great experience, starting from their first enquiry. That means clear, effective communication, a streamlined check-in procedure, and 24/7 assistance during their stay.

Property & Risk

We always recommend removing items of high monetary or sentimental value for safekeeping and peace of mind. You can leave other personal belongings in the home if they're stored away and leave enough space for guests to unpack. We do encourage hosts to leave decor and photographs in the home, since these help create a welcoming environment.

Our cleaning partners are trained to spot any signs of obvious or substantial damage and alert the appropriate account manager, and we proceed case by case depending on severity. We'd always advise hosts to expect some light wear and tear and to look into short-let insurance options, which we can help with. We also ask hosts to lock away items of value they want to protect.

We minimise the risk of damage through inventory check-ups, guest deposits, and ID verification, and we also cover minor damages ourselves.

Yes, and it's not too much to ask. We help our hosts increase returns by up to 30% while putting measures in place to make sure only the right kind of guests are welcomed into your home, helping to minimise the risk of property damage. Our in-house guest communications team vets each guest before confirming their booking, and in some cases we require government-verified ID upon arrival.

Because there's a relatively high turnover of guests, furnishings and equipment are naturally subject to greater wear and tear. Tourists and visitors passing through tend to be less attentive to personal property than long-term tenants, so vacation rentals typically need a higher level of maintenance, which can lead to some additional costs.

We minimise risk by carefully screening our guests. Our housekeeping staff, who visit after guests leave, flag any anomalies in your home so we can step in without delay. We also minimise risk through:

  • Weekly inventory check-ups

Airbnb has a well-established dispute settlement procedure. It gathers useful evidence as quickly as possible, photos, bills, police reports, and other documents attesting to the property, the damage incurred, and the fair market value of the damaged goods. Once Airbnb has enough information from both parties, it reviews everything and assesses the compensation claim. We also hold a deposit from guests that can be used to cover damages, and it's released back to them after our inventory check-up.

Everything in life carries some risk, and renting out your property is no different. At WealthyStays, we add extra layers of security and insurance on top of what the short-let platforms already provide. We vet our guests, ask for ID verification, and take a deposit that's returned after the inventory check-up at the end of each reservation.

Housekeeping & Keys

We've partnered with a professional cleaning company that manages cleaning and maintenance across Cyprus for more than 30 hotel clients. We're already Superhosts on Airbnb, and we intend to stay that way. The cleaning fee is payable by guests.

To maximise the guest and host experience, we don't do personal check-ins. Guests are often late, change plans, or are simply tired and feel uncomfortable during a personal check-in, and Airbnb has recommended remote check-ins via key safes since 2016. In fact, remote check-in is required for your property to qualify as "business ready," an important part of achieving a high occupancy rate.

During onboarding, we'll ask you to send us 4 sets of keys. We store two of these, and one set is used for guests. For check-in and check-out, guests locate the installed key safe, enter the code, and access the keys and the property themselves.

The initial cleaning for your property is paid by you. After that, cleaning fees are paid by guests and added to the cost of their stay, which is then paid to you and invoiced by us to pass on to cleaners and linen providers. Prices vary depending on the number of rooms in the property.

We have a number of systems in place to check cleaning quality, and our most reliable is live guest feedback. When guests check in, our system sends them a text message asking them to rate the cleanliness. If they respond with a score below 4 out of 5, our guest experience team is alerted and takes action to put things right.

Operations

In short, we help property owners increase their income with short-term rental solutions while reducing their workload at the same time. We manage the day-to-day operations of Airbnbs and other short-term rental properties, including online listing, photography, pricing management, guest communication, cleaning, laundry, toiletries, and check-in and check-out of guests.

Mainly in the Famagusta region, though we also operate in Nicosia, Larnaca, and Limassol.

We'll first block any available days across all platforms to avoid further guest reservations. We ask to be notified 30 days in advance, in writing, and we'll hand your listing back to you. Note that any pre-arranged bookings made through our platforms still need to be fulfilled.

We have a dedicated revenue management team who monitor your Airbnb, Booking.com, and HomeAway listing performance daily, applying a dynamic pricing strategy to fill open dates or last-minute cancellations and keep your property at a high occupancy rate.
